    CLI’s One Manresa Place reflects strong appetite for high-value developments

    Cebu Landmasters Inc. (CLI) reported robust demand for its newly launched residential development, One Manresa Place, in Cagayan de Oro (CDO), reflecting continued strength in the Visayas and Mindanao (VisMin) real estate market.

    The company secured PHP 4 billion (USD 73.3 million) in sales during a two-day launch event and topped PHP 5 billion within just two weeks, selling 823 units and underscoring a sustained appetite for high-value residential offerings outside Metro Manila.

    Part of a 14.6-hectare township named Manresa Town, One Manresa Place is nearly 90% sold, illustrating market confidence in CLI’s growing portfolio.

    The company positions the project as an upscale, sustainable “university town,” integrated with the nearby Xavier University Masterson Campus.

    The arrangement offers residents convenient access to educational, commercial, and office spaces, with the campus promoted as a “Campus of the Future.”

    CLI Chairman and CEO Jose Soberano III described the early success of One Manresa Place as a testament to the region’s capacity to absorb premium housing developments, noting that demand in VisMin remains strong and underserved.

    Designed for completion by 2030, One Manresa Place comprises three towers with a total of 940 units, catering to various market segments. Studio units are listed from PHP 4.6 million to PHP 7 million, one-bedroom units from PHP 5.6 million to PHP 12.8 million, and two-bedroom options up to PHP 18.5 million.

    Features include floor-to-ceiling windows, private balconies, and flexible layouts, aiming to attract students, young professionals, and families.

    Common areas such as sky gardens, co-working spaces, and a chapel underscore the development’s focus on sustainability and community engagement.

    Over 63% of the township is dedicated to open spaces and green features, including rainwater harvesting systems and energy-efficient building designs.

    CLI’s momentum in CDO mirrors broader trends across its VisMin portfolio, where residential projects in 17 regional cities are 94% sold out.

    According to a 2024 Colliers Philippines study, CLI maintains its top position among residential developers in VisMin, with market share rising from 15.6% to 19.3% year-on-year.

    As part of expansion plans, CLI is introducing new residential, hospitality, and commercial projects in key cities, including Davao and Cebu.

    It has also launched its flagship sales event, CLI Homefest 2025, offering exclusive deals in seven VisMin locations. The company’s leadership attributes its success to building community-focused developments tailored to meet the evolving demands of homebuyers and investors in the region.
