SM Leisure Resort and Residences (SM LRR), a unit of SM Prime Holdings Inc, has topped off its P2-billion Pico Terraces development in Batangas, marking a milestone in its push to expand in the premium leisure real estate market.
The topping-off ceremony, held on April 3, signals the completion of structural work for the upscale residential condominium located within Pico de Loro Cove in Hamilo Coast.
The project consists of 211 units spread across two mid-rise buildings—Ardea Suites and Balea Suites—with a mix of one-, two-, and three-bedroom configurations.
SM LRR Executive Vice President Shirley C. Ong said the project responds to growing demand for high-end leisure properties outside Metro Manila, driven by changing lifestyle and investment preferences among Filipinos.
“The resilient demand for upscale leisure residences outside Metro Manila marks a structural shift in how Filipinos define aspirational living and long-term investment,” Ong said in a statement. “Pico Terraces answers this shift by offering a vacation home that delivers generational value, environmental connection and a more refined way of living.”
Ardea Suites is expected to be completed by the first quarter of 2027, with Balea Suites scheduled for completion in the fourth quarter of the same year.
Planned amenities include a 500-square meter cascading pool, indoor and outdoor fitness zones, a clubhouse, and a landscaped grand lawn. Unit ownership also grants access to the members-only Pico de Loro Beach and Country Club.
Hamilo Coast forms part of the Coral Triangle, a marine biodiversity hotspot that hosts over three-quarters of the world’s coral species.
SM Prime is one of the largest property developers in the Philippines, with interests spanning malls, residences, offices, and leisure developments.
